At TNG Real Estate, you can place a search query free of charge. If you successfully rent a property through us, we charge a fee of one month's rent (excluding 21% VAT). If a property is rented with the use of a guarantor(s), we charge one and a half months' rent excluding 21% VAT as a fee. In both cases, a minimum of €1,800 excluding 21% VAT applies.

Our services work on a "no cure, no pay" basis. There are no registration fees. You'll pay a fee of one month's rent excluding 21% VAT, once you rent a property we have found for you. If a property is rented to a single person or couple through the use of a guarantor(s), then we charge one and a half month's rent excluding 21% VAT as compensation. In all cases, a minimum of €1,800 excluding 21% VAT applies.
Do you withdraw your proposal...
- after the letting party has already agreed your proposal? Then we'll charge one-time 75% of the proposed rental amount (excluding 21% VAT) charged as costs.
- after it is submitted at the letting party? Then we charge one-time €350 (excluding 21% VAT) charged as costs.
Of course, we prefer not to send invoices for withdrawing your proposal, but this is to ensure that a proposal is serious and deliberate. This threshold ensures that we maintain our credibility and good name towards hiring parties.
Yes, we charge one and a half months rent excluding 21% VAT in this caseIt is more difficult to rent a property if you have no or insufficient income of your own. The number of available options is lower (due to the preferences of landlords/estate agents) and you are at a disadvantage compared to potential competitors (who do have their own income).
In this case, you don't need to pay us anything. Therefore, until you make a proposal for a property, our service remains completely free of charge. Should this be the case, we would of course like to hear about it and will terminate the search.
Is your proposal declined? Then, of course, this is also free of charge!

Unfortunately, we cannot assist with budgets below our minimum amount.
We want to be fair and not offer false hopes. While you may find options online under this amount, there is a lot of competition and this can affect the final rent. In order to send our customers regular property updates without unnecessary waiting, the amounts on our registration form are leading for searches with us. In other words, the minimum amount must be a rent that is possible for you.
If, after registration, it appears that the actual budget is lower than stated, we will be obliged to charge €30 administration fee (excluding 21% VAT) .

We understand that this can be frustrating! At TNG Real Estate, we use a minimum price range to remain realistic and transparent. We don't want to string searchers along with options that are rarely, if ever, available within their budget.
One possible solution is to find housing with a friend, colleague or fellow student. By sharing the costs, you increase the budget and we can better help in finding a suitable home.
Step 1: Contact
We will contact you via Whatsapp and in the meantime you collect all the necessary documents.
Step 2: Search for suitable options
Our team will start looking for suitable options and as soon as we have found a suitable home, you will receive an update via WhatsApp.
Step 3: Viewing
If interested, we will schedule a viewing. Even if the option is not to your liking, please let us know so that we can take it into account in the future. A response also ensures that we still have the idea that you are searching.
The search for a suitable home usually takes a maximum of 6 weeks, but this of course depends on your requirements in combination with your budget.
We actively start searching one month before your desired move-in date, because most apartments are available immediately.
If you have become enthusiastic during or after the viewing, you can consider making a proposal. We then need your documentation and conditions. After we have carried out a check and everything is complete, we will submit your proposal to the renting party.
We usually receive a response to your proposal from the renting party within 3 to 5 working days.
If you want to make a proposal for a home, you need the following documents (per candidate):
- Copy of your passport or ID
- Personalia: a summary about yourself
- Personal data such as your current address, e-mail address and telephone number
- Employment contract + pay slips
- Tax returns/annual statement (if you are self-employed)
- Photo per candidate (or together)
- Landlord statement
Are you not earning enough or are you still studying? Then make sure you arrange a guarantor.
In most cases we find homes whose rental price is exclusive. With an exclusive rental price you have to pay utilities, TV, internet and taxes for water and waste levies yourself.
No, we strongly advise against it.
We appreciate your interest in our updates, but transparency and honesty are paramount to us. A relationship between tenant and landlord should not start with incorrect information.

Therefore, we recommend students to look for a property together with someone else. This will increase your chances of finding suitable and affordable housing.
